The Dower House Herts

An exceptional Grade II Listed Georgian Dower House
Discreetly tucked away on the edge of the Grove Estate, The Dower House is ideally placed for a wide range of superb local schools, market towns and Central London is easily accessible for commuting.
The Grove Estate encompasses a five-star hotel, world acclaimed spa and championship golf course which, in the past, has hosted the PGA Golf Tour. Formerly an immaculately kept country club and hotel of Clarendon, his widow, Charlotte then moved from The Grove into The Dower House.
It is understood that part of The Dower House dates back to the late 17th Century, but the majority of the building was constructed in the late 18th Century when, following the death of the first Earl.
Former occupants of The Dower House also include the composer Frederick Delius and Fanny Craddock who famously presented her BBC cooking programme from the kitchen of The Dower House.
The Dower House occupies a delightful position with the mill stream and the River Gade surrounding 3 sides of the property. Several foot bridges cross the water to give access to hidden gardens, grounds, and terraces.
The house has been extensively and meticulously refurbished and updated by the current owner and is presented in excellent condition.

The house offers a wonderful reception space with an imposing split-level Entrance reception hall with a dramatic, curving cantilevered staircase.
The kitchen/breakfast room is a large open space with a defined eating area featuring a large black gas AGA oven.
Upstairs the newly refurbished Master Bedroom Suite enjoys a double aspect giving views of a mill stream and the long lawns leading down to the banks of the river.
The further bedroom accommodation on the first and second floors is extensive with four further bedroom suites and a first floor study which looks out over the front drive.
To the rear of the house are the main gardens and grounds with long lawns running away from the house down to the banks of the river. It is from the end of these lawns where you get a spectacular view over the neatly manicured grounds and championship golf course of The Grove.
The feature wooden bridge across the mill stream leads to another area of the gardens, with a path which leads to a large area of lawn providing the ideal area for cricket, football etc.
To the front of the house there is a newly appointed 1-bedroom self-contained studio annexe with fully equipped kitchen and shower room and next to this a purpose-built wine room.
There is ample parking for up to 10 vehicles to the newly laid granite pebble stone driveway.
Privacy is afforded from the lane via electric wrought iron gates, controlled from inside the house. For the commuter, Central London is easily accessible either by car or by train. Trains from Watford Junction run to London Euston in 17 mins.
